Modern Roof Protection System
A quality roofing system involves the underlayments, shingles, accessory products, and ventilation all working together. Day after day, year after year.
At Modern Roofing, we don't just replace your roof, we design a custom roofing system that will make every single component work to return your investment. For example, if your roof has low pitch areas that are prone for ice buildup, we ice-guard the entire area.
Most building codes require at least 24’’ of ice-guard past the exterior wall; we exceed that standard in most cases by using double roll (6 feet wide) ice-guard around the entire perimeter of the house.
We also use high performance synthetic underlayments which provide a secondary barrier against leaks. In recent years companies such as GAF, Certainteed, and Titanium came up with exceptional underlayment products which are extremely durable, rip and wind resistant, and also wrinkle resistant, which allows us to create perfectly smooth surface for the shingles to lay flat.
Another crucial component of a quality roof system is proper attic ventilation. In the summer attic ventilation can help prevent heat buildup, which will help make your living areas cooler and more comfortable, help reduce air conditioning costs and help prevent premature roof shingle deterioration.
In the winter, attic ventilation can help prevent moisture buildup, which will help prevent wood rot, mold, mildew and poor indoor air quality. And because it helps keep the roof deck uniformly cool in the winter, attic ventilation (along with proper attic insulation) can help prevent the uneven freeze/thaw cycle associated with snow on your roof that often leads to ice dams which can back water under shingles causing roof deck and interior damage.
Research has shown that the best way to ventilate an attic is with a balanced system of intake vents low at the roof’s edge or in the soffit or eaves along with exhaust vents high on the roof, at or near the ridge. This allows cool, dry intake air at the roof’s edge to flush out any warm, moist air through the exhaust vents. A ridge vent, which is installed at the peak of your roof, is the best way to provide exhaust ventilation for your attic provided there is sufficient horizontal ridge length. Because it is installed along the entire peak of your roof, it ventilates the entire underside of the roof deck, as long as there is sufficient intake ventilation low at the roof’s edge or in the soffit or eaves.
We offer a wide range of ventilation products and will select the best product for your roof type. Ridge vents, edge vents, soffit louvers, continuous soffit vents, and solar power vents are among the products that we install.
We use the highest quality accessories which are used to finish hips and ridges of the roof, drip edges, and aluminum valleys. If your roof has a skylight, we replace it with a brand new one, using brands such as Velux which comes with a manufactured flashing kit and is guaranteed not to leak.
Chimney flashing is another problematic area of the roof that we like to focus on. Every flashing job is done by our most experienced roofer who is specializes on this particular item. We use the "grind and tuck" technique which allows counter flashing to be properly sealed into the masonry. Additionally, a special type of self-adhered membrane is used as the secondary leak barrier around the chimney.
To further enhance the look of your home and new roof, with our seamless gutter machines we are able to custom fit your home or building with new gutters and downspouts.
