Commercial Roofing

Modern Roofing has the experience to meet any and all of your commercial roofing needs.

Our workforce is highly trained and certified, allowing us to complete anything from a minor repair to a full tear-off with a complete new roof system. We have years of experience with various manufacturers, such as GAF and Firestone; we use roof systems such as single ply white TPO roofs, single ply EPDM roofs and multi-ply Hybrid Modified Bitumen roofing systems.

Single-Ply TPO Roofs – TPO (thermoplastic olefin) PVC roofs are among the fastest growing commercial roofing products and have gained broad industry acceptance for their many performance and installation advantages. Also known as "cool roofs,"  TPO single-ply roofing membranes provide exceptional resistance to damage from ultraviolet, ozone, and chemical exposure. The single-ply material is durable, stable, and easy to install.

EPDM Roofs – Also called "rubber roofs," EPDM (ethylene propylene diene monomer) is an extremely durable synthetic rubber roofing membrane widely used in low-slope buildings in the United States and worldwide.  A tough rubberized, single-ply sheet is attached directly to the roof with adhesive. Most EPDM roofs are black, but some systems are now available in white to help reflect sunlight.

Built-Up (Hot Tar) Roofs – A traditional roofing system consisting of several layers of felt underlayment that is attached to the roof using a “hot mop” black tar method. The tar (bitumen) provides waterproofing, and the layers are generally covered with a layer of gravel or minerals to provide additional protection. A low-cost roofing option.

Modified Bitumen Roofs – Similar to built-up roofing, but with the added strength and durability of plastic or rubber-based polymers embedded in the multiple roofing layers. These polymers provide superior tensile strength and additional defense against punctures and tears. This type of roofing is an evolution of asphalt roofing. It is made from asphalt and a variety of modifiers and solvents. There are several ways of connecting pieces of this material. In a heat application process the seams are heated to melt the asphalt together and create a seal. When installed correctly, newer materials are either seamless, or have seams as strong as the body. This eliminates much of the leakage concerns associated with flat roofing systems.

Metal Roofs – Standing seam metal roofs are among the most durable commercial roofing systems, often providing a life cycle of more than 50 years. Today’s metal roofs are more attractive, available in a variety of colors, and are coated with advanced polymers that resist fading, chipping and rust. Metal roofs are extremely fire resistant, storm resistant, pest resistant and are rated for winds of up to 120 mph.

Asphalt Shingle Roofs – Although more commonly used in residential roofing, asphalt shingles can be an affordable option for commercial roofs when the building’s architectural style allows. For example, steeply pitched office roofs or the roofs of some condominium complexes. Asphalt shingles offer a wide variety of colors and styles, are easily maintained, and can last 20-30 years depending on the grade of shingle selected.

Our commercial roofing experts will help you examine your roofing options and choose the roofing type that is best suited for your building structure, expected service life, protection needs and budget.
